Frequently Asked Questions

What services do you provide?

We offer full-service property management—from advertising to emergency response. That includes tenant screening, lease prep, rent collection, inspections, repairs, and clear communication with owners. Maintenance is handled in-house by experienced professionals, not outsourced or marked up. We take the stress off your plate and keep your property running smooth.

Do you charge extra for inspections?

No. Every property receives a detailed inspection before move-in and after move-out—both included in your management fee. We also perform a 1-month walk-through after move-in and renewal inspections to make sure everything is being properly maintained. During tenancy, if we’re on-site for repairs or routine visits and notice something, we document it and let you know. Inspections are built into how we stay proactive and protect your investment.

Why 7% when others charge more?

Most big property management companies charge 10–12% because they’ve got layers of staff, office overhead, and a lot of hands in the pot. That cost gets passed on to property owners. At 709 Property Management, we keep things lean and hands-on. Since we also earn income through the in-house maintenance we provide, we don’t need to pad our management fee. That’s how we keep it fair at 7%, without compromising on service or reliability.

Why do you limit the number of properties you manage?

Because we’d rather be excellent at managing a smaller portfolio than stretched thin across too many. Every landlord gets direct access to us, every tenant gets a real response, and no property gets lost in the shuffle. By capping the number of units, we keep service levels high and personal.

What is your experience?

We bring over 30 years of hands-on maintenance and repair experience, with a strong background in property management and tenant coordination. That experience means we can handle everything from day-to-day upkeep to emergency situations quickly and professionally.

What happens if a tenant doesn’t pay rent?

If a tenant falls behind, we handle follow-ups right away and serve the proper notices under the Residential Tenancies Act. If payment still isn’t made, we coordinate the eviction process and place a new qualified tenant quickly.
